ok we got 6 1/8 on a 15 (no points or closing costs though)

shoot I knew we should have looked more - I found a lower rate but the place was kinda shady

we'll do this again in 6 months if it goes lower

edit and we only had to refinance a small amount ($125K) smallest amout we could borrow and still qualify for no points etc so we'll get some cash at closing

I think everyone is refinancing now. I'm finishing up on a 5 yr ARM at 5.15%. I live in a town home and hope to be out in three years, so the ARM should work good for me.
